Episode 47: Scott Meyers Self Storage Investin


My guest today is not your traditional fix and flip guy. He’s not even a wholesaler. Scott Meyers applied his winning real estate investment strategy to self-storage! Which is amazing to think about because many of us have probably never even considered self-storage as an option. But for investing, self-storage is extremely lucrative. And in today’s episode Scott Meyers shares his strategies and how self-storage investment is practically recession proof.

Scott did get his start with wholesales, short sales, and rentals, but with the dot-com crash in the late 90s and the housing crashing in the mid-2000s, Scott wanted to try something different. He was sick of taking the risks on the banks and the tenants and knew there had to be a safe way to do what he loved in real estate while minimizing the risk to his investments. He listened to his wife and decided to invest in storage units. He’s developed and purchased over 5000 units, out in the middle of nowhere, all across the country, and now he’s looking to develop and convert existing facilities that are in the need of modernization. There are so many different options for real estate investment that you really can’t go wrong, especially when you put your mind and your heart into something that’s so important to you and your family.

Episode 45: Cody Hofhine Crushing WholeTAILING in Utah


A lot of people go in for the kill in this business, but my guest today is all about focusing on the bigger picture. Cody Hofhine’s expertise may be in wholesaling and whole-tailing (something he breaks down in this episode), but he devotes most of his energy and his time to building sales relationships that pay off. His motto is “ERT”, which stands for “establishing relationships of trust”. He knows he can’t close a deal if there’s no trust between him and the client, so he and his team focus on being the best friend they can be before ever drawing up a contract.

This real estate investing strategy is paying off too! Cody just got started last May, and his business is booming in Utah. He talks about how he pulled in a profit of $27K on one of his toughest sales just through trust and perseverance. Maintaining open lines of communication and an open mind are key to his success, and he’s here to talk about how the process of selling is actually a process of loving – loving yourself, loving your clients, loving your team and loving this business.

Episode 43: Rod Khlief Lifetime Cashflow


A lot of the guests I bring on my show are killing it in the real estate investment scene, but most of them focus on single-family properties. I’m changing it up a bit today to bring you guys something new. This new perspective comes from Rod Khleif, real estate investor extraordinaire and host of his own podcast, The Lifetime Cash Flow. Rod is blowing the rest of us out of the water because his trick is multifamily units.

Multifamily units can sound kind of intimidating, but as Rod says on today’s episode, buying a duplex (or a triplex or a quadplex) is the same as buying a single-family home. You don’t have to go big with a 10 or 20-unit apartment or commercial property, but you can start small and still grow a nice nest egg to retire with. The point is to break out and away from your fear and try something new. Episode 40: Frank Cava Fix and Flip Master Teacher


My guest today – Frank Cava – is easily one of my favorite people. We met awhile back as part of our mastermind group, and we’ve been swapping secrets ever since. I’m excited to have him on the show today because his particular real estate investment strategy is killing it in three different markets right now: rentals, fix-and-flips, and wholesale. How can one guy do so much? Not only is he one of the smartest guys I know (seriously, listen to him break down the numbers), he’s also one of the best guys to work with and for.

Frank says he owes his success to the fact that he runs his business like a real business and not like a hobby. He’s got a real office and a real staff - a team of 9 that he’s hired, trained, and still manages, and he talks today about what it’s like to take the time to build a team like that. Firstly, you have to be honest about what you know and what you don’t know. Only then will you be able to find the right people to fill in the gaps of your investment strategy. You’ve also got to know when to give up control so you can put new controls in place. His amazing anecdotes about his team and the way they work together will really get you thinking about how to best hire your staff.

Episode 39: Tony Javier Rent to Own Master


 

Today’s guest is Tony Javier. He’s in San Diego crushing it with rehabs and rentals, turning over 60 properties a year. His unique profit making strategy involves a really great rent-to-own policy that’s paid off over the years, and his highly skilled team of employees is really what makes it all possible for him. He’s on today to talk about how important his team and his mentors have been to his success in real estate.

Even though rehab is his number one focus, Tony talks a lot about the importance of people. He learned early on how hard it was trying to do everything himself, and it gets even harder if you don’t have a real hiring strategy in place. But even with the systems, you need to put good people in the positions they deserve. When you have the right people, you know you can trust their decisions, trust their deals, and really see your profits soar. How do you find these good people? Tony’s advice involves finding a mentor, someone who’s done it before and can give you advice on how to hire.

In fact, Tony’s biggest piece of advice for everyone is to find a mentor ASAP! He’s been using coaches since the beginning – he even finds himself mentoring others half the time – and the lessons he’s learned from them have proven to be invaluable. The best investment you can make is in yourself, and a mentor or a coach will only help you on that path toward enlightenment. Without his mentors, Tony would never have built the team he has today or the unique rent-to-own profit strategy he’s perfected.

Episode 38: Billy Alvaro Six Figure Wholesaling Fee King


My guest today is rocking it all the way up in Long Island, New York. Billy Alvaro’s blitzkrieg process is really changing the real estate game, and the pointers he’s sharing on today’s show may even change up the way you’re doing business.

 

Billy got started working with mortgages in the early 2000s, and he had almost 1000 employees working with him. But when the housing bubble popped, he lost a lot of his profits and even more of his confidence. How do you bounce back from something like that? Well, with his strong foundation in real estate investment (something he’s been honing since he attended his first seminar at 16!) and a super-supportive spouse, Billy bounced back tenfold. His new strategy with wholesaling and flipping vacant houses brought his groove back, but it was his personal transformation that really helped him succeed.

 

The most important thing you can remember in this business is never to give in to your fear. What are you so afraid of? That’s the question that got Billy motivated to try again, and it’s definitely what’s kept him at the top for so long now. When you’re afraid, you only hold yourself back from your true potential and your true success. The fear is only temporary, and once you face it head on, you’re going to be a stronger person. Billy shares this experience and offers up his best piece of advice for overcoming that fear of the unknown: hiring a mentor or a coach! Finding this person who’s done it all before, who has that tried and true method, is going to hook you up with the skills you need and will really motivate you and inspire you to stick to your guns and pursue the path you know is right.

Episode 37: Heather Dreves Securities and Private Investor Relations Private Money


 

I know there’s a lot of real estate investors out there who are a little afraid to explore the realm of private lenders. That’s why I’ve brought Heather Dreves on the show today. She works with a private lender - Secured Investment Corp – and she’s spent decades working the ins and outs of the lending business. She’s seen real estate investors succeed and fail, and she herself has a few learning experiences to share, and all of it inspired her to pursue real estate investment! So if a private lender can venture into our area of expertise, all of us real estate investors can benefit from her knowledge as well.

 

Heather enjoys lending money to self-employed entrepreneurs and their families. Watching people succeed in their business motivates her, and that’s why she and her lending team focus on transparency, mentorship, and making sure their people make their money back. She learned early on that focusing on the bottom line was not enough to sustain a business, and after foreclosures and property taxes caught up with many of her clients, she decided to change her approach. Now, seminars, classes, and success and accountability programs are all ways Heather and Secured Investment Corp are insuring that their clients earn all their money back (and then some).

 

She’s also getting her hands dirty. She talks on this episode about how she and her husband are in the process of finishing their first fix and flip. Seeing the process and where the invested money actually goes really puts her lending business in perspective.
