Episode 64: Clayton Morris Turnkey Perfection


If you can’t figure out what you’re working for or what you’re chasing after in this business, then today’s episode is just what you need. You might recognize my guest as New York’s Funniest Journalist. He spent some time on Fox & Friends talking it up about tech, but today Clayton Morris is talking about entrepreneurship and motivation. He’s going to help all of us investors figure out what it is that really inspires us to do what we do.

Finding out what you’re chasing after isn’t really a question that needs answering. It’s a lesson you learn over time. Clayton took the time to make the big mistakes and learn that lesson, and he’s sharing today how his biggest mistakes made it possible for him to be such a success story.  

No matter where you are in your investment strategy, you need to stay focused on what motivates you. Don’t get distracted by what Clayton calls “the shiny objects syndrome”. Entrepreneurs – and especially investors – have a tendency to look for the next best thing. But bigger can mean more confusion, more risk, and more distractions. It doesn’t always mean better.

If you want to be a better investor, Clayton says to start with the basics. Be, Do, and Have are the three steps to Clayton’s amazing strategy that helped him organize his priorities and really uncover why he does what he does. His motivation comes from simply living in the moment and coming to terms with what he is doing as an investor. That’s the Be, the first and probably most important step of his strategy that we talk about today.

Being a better investor is only possible if you can be in the moment. That means being present. You have to take the time to understand your motivations and share them with others. It’s a truly rewarding experience that will benefit your business tenfold. Clayton Morris tries to help as many as he can with his specialized knowledge in both real estate and self-efficacy. Episode 63: Joshua Weidman Turnkey Mastery


I’ve got the man Josh Weidman on the show today. He’s a turnkey investor who’s working the real estate scene up in Philadelphia. Josh got his start in wholesaling, but what he’s really passionate about right now is turnkey investments. He knows to buy when the market is ripe, and he’s sharing tips on how to recognize market patterns in the neighborhoods around you so you can cash in at the perfect time.

Episode 62: Corey The Big Kahuna Multi Million Retirement Apartment Deal


I’ve got another Corey on the show today, and he is seriously my hero. Corey Peterson, the CEO of Kahuna Investments, is crushing the scene right now with his million dollar multi-family investments. He’s made $3 million in net profits off of some of these properties. On today’s episode, he’s breaking down his profit master investment strategy and sharing the secrets of OMP. Episode 61: Nick and the 7 Hour Book


I’m changing it up a little bit on today’s episode of the Profit Master Podcast. Typically I bring on amazing real estate investors to share their profit master strategies, but today I’m talking to Nick Raithel. Episode 60: Whitney's Pink I Buy Houses Signs and 19 Houses in TN


The guest I have on today isn’t just a real estate investor. She likes to call herself a real estate matchmaker. Whitney Nicely is making deals in Tennessee that are out of this world. She’s got confidence, enthusiasm, and enough Southern charm to make her real estate investment strategy really shine. She even uses pink ‘I Buy Houses’ signs to attract buyers! But that’s not the only thing she’s got going on. On today’s episode of Real Estate Profit Masters, Whitney Nicely breaks down her leasing option investment strategy and shares her tricks for getting to the top of this business in just three years.

Whitney calls herself a matchmaker because she looks at her leasing options like a marriage. Her real estate investment strategy succeeds because she really builds relationships with the people she works with. She knows that a leasing contract means working together for 3, 5, even 10 years, and the kinder and more honest you are with your clients the more likely they are to continue working with you. These relationships also pay off when you want to renegotiate. Whitney’s trick for making the most for her money is renegotiating with the sellers. She shares the technique she uses with sellers to get her in, out, and done, which gives her more time to really focus on her properties and tenants.

A big thing Whitney and I discuss in today’s episode is control in our business. Right now, Whitney is a one-woman show and she’s really killing it. But being able to let go or walk away from pet projects or menial tasks is a huge part of being an entrepreneur. Part of your real estate investment strategy should be taking yourself out of the equation. You want to free up your time to focus on the things that really matter, and it’s even better if you can work remotely! Episode 59: Skip Tracing with Larry Higgins


Today’s episode is a little bit different because I’m talking to Larry Higgins, a skip tracing genius. He’s got his own company – Skip Genie – where his team helps other real estate agents do all of their skip tracing.

For those of you who don’t know, skip tracing is a way to find sellers. These sellers are usually hard to find because their properties are what Larry calls “distressed”. These are vacant properties, tax delinquent properties, or properties where owners are deceased and the estate is looking to sell. If you can skip trace correctly and connect with these unique sellers, you can catch some amazing deals.

You’re going to be surprised at Larry’s investing profit strategy. He absolutely hates direct mailers (even though his company deals with a lot of mailers!), but his unique perspective really gives him up a leg-up in this industry. He can connect real estate agents like you with skip trace sellers looking to sell ASAP. His secret is automation. Your mailers combined with his searching techniques could really unlock a lot of possible deals for you by just connecting you with sellers you would have never known about otherwise.
